Who Can Apply

South Mall Towers provides affordable senior housing in Albany, NY. To qualify, applicants must:

  • Meet income limits set by federal and state guidelines

  • Be eligible under Section 8 / RAD voucher rules

  • Pass screening criteria for rental history, credit, and criminal background (per HCR policy)

Income & Rent Limits

  • Rent is based on income and supported by Section 8 and RAD vouchers.

  • Most residents earn 40% of Area Median Income (AMI) or less.

Tenant Selection Process

Applications are reviewed in accordance with New York State Homes and Community Renewal (HCR) policies:

  • Credit history is considered using HCR’s Credit Policy (individualized assessments are allowed).

  • Criminal history is reviewed under HCR’s Criminal Legal System Involvement Policy (individualized assessments are required).

  • Violence Against Women Act (VAWA) protections apply to all applicants and residents.

  • Reasonable Accommodations are available for applicants with disabilities.

All eligible applicants will be placed on a waiting list managed by the Albany Housing Authority in accordance with Section 8 requirements.
